ArtMade’s boarding house design responds to a constrained floor-to-floor height, requiring careful integration of building services within limited ceiling space. We refined the boarding house layout to balance functionality, compliance, and buildability — while accommodating evolving site conditions — including a live sewer line crossing the site and an existing on-site electrical substation.
Design Response
ArtMade worked closely with the consultant team (including structural, hydraulic and electrical engineers, a surveyor and the certifier) to resolve several technical constraints, including an existing sewer line running through the site and the integration of an on-site electrical substation.
Through ongoing coordination and a Section 4.55 amendment process, the design was refined to improve efficiency, achieve compliance and deliver better construction outcomes.
Design Overview
The project demonstrates ArtMade’s collaborative and problem-solving approach to technically demanding developments. With a strong focus on coordination and services integration, the development is currently progressing through final approval with the Principal Certifying Authority (PCA).
