Chifley Duplex

 

ArtMade was approached by a family who wished to develop two dwellings on their corner site with the aim of selling off one and leasing the other.

This corner site was unique in its triangular shape which was caused by two streets on each side converging towards a single point. This resulted in only one boundary having a neighbour while the other two boundaries remained as street fronts. The neighbour also had a large front setback which shaped the proposal into a compact floor plan.

The site enjoys views of a lush vegetation buffer and Botany Bay to its west, most visible from the first floor. The site was originally divided in such a way to allow both dwellings to capture these views. The living room and balconies were strategically positioned on the first floor as well. In the southern dwelling, a skylight is proposed over the living space to facilitate direct solar access.

Apart from the master bedroom, the remaining bedrooms are located on the ground floor. Each of their openings faces a landscaped front setback and a plunge pool. A connecting veranda along the ground floor provides weather protection and also functions as a spill out area for the bedrooms.

The facade is designed as a composition of wide and narrow vertical blades of brick and timber with its element of depth expressed through the use of glazing. Juliette balconies protrude out from between these blades, each bearing greenery and nature overflowing from its planter boxes. These balconies provide further facade articulation for the passing observer, whilst creating a beautiful vantage point for the inhabitant.

This proposal was accepted by Council without any changes or additional requested information.
